What Is UAD 3.6?

The Uniform Appraisal Dataset 3.6, commonly referred to as UAD 3.6, is the next generation of residential appraisal reporting standards introduced by Fannie Mae and Freddie Mac.

UAD 3.6 replaces traditional appraisal forms—such as the 1004 and 1073—with the new Uniform Residential Appraisal Report, or URAR.

Rather than relying on fixed forms, the URAR uses a dynamic reporting format with standardized, structured data fields. This approach is designed to improve appraisal consistency, transparency, data quality, and usability throughout the mortgage process.

The industry rollout began in 2025 and is currently in its transition phase. Lenders may already submit appraisals using UAD 3.6. Beginning November 2, 2026, appraisal reports delivered to the government-sponsored enterprises will be required to use the new format.

UAD 3.6 provides lenders with cleaner, more consistent, and machine-readable appraisal data. This creates opportunities to:
